What Is a New Home Builder’s Warranty and Why Does It Matter?
A new home warranty is your builder’s way of protecting you, covering defects in workmanship or materials during your first year of ownership. Through a partnership with ProHome, your builder ensures that you receive a smooth, professional warranty experience from day one, and 24/7/365 support when you need it.
As your third-party warranty manager, ProHome handles the details—documenting concerns, coordinating repairs, and keeping communication clear and timely. Below, you’ll see how this builder-provided service gives you confidence, protects your investment, and helps maintain the long-term value of your home.
The Homeowner Walkthrough Experience
As you get ready to move into your new home, ProHome will arrange a New Home Orientation Walk—an important part of your warranty journey. During this walkthrough, a ProHome agent will guide you through your home’s features and systems, including shutoffs, utilities, and general maintenance tips. You’ll also review and document any items that may need attention under your new home warranty. This informative, hands-on experience typically takes place 10–14 days before closing.
After You Move-In
Once you’re settled in, ProHome remains your go-to resource for warranty support throughout your first year:
Warranty Requests (Filing a claim)
If you have a concern, reach out to ProHome. Your dedicated Client Relationship Coordinator (CRC) will help troubleshoot the issue—occasionally requesting a photo or video to better understand the problem. If the issue qualifies as a warrantable item ProHome will then coordinate with you and the subcontractor to schedule the repair and monitor it through completion.
Term Walks (30-Day and Final Walks)
As part of your builder’s warranty process, you’ll be invited to submit any concerns through ProHomeLive, your personalized homeowner portal. ProHome will then schedule an additional walkthrough to document and photograph these items. Our team will coordinate repairs, ensuring follow through until everything is resolved.
Emergency Support
For urgent issues like water leaks or loss of heating/cooling, ProHome provides 24/7/365 emergency support. Our after-hours team will assess the situation, request images if necessary, and schedule an emergency subcontractor with the homeowner. Your Account Manager will continue to oversee the resolution until the work is complete.

ProHomeLive keeps you connected every step of the way. Your personalized portal allows you to submit warranty claims, track updates, and access seasonal maintenance tips and home care resources.
